What is Kupuri Estates?
A gated community on Mexico's central Pacific coast — about 26 private villas tucked between palm gardens and a calm, swim-friendly stretch of the Bay of Banderas in Punta Mita, Riviera Nayarit. Beachfront, second-row, and hillside homes all share one private resident beach club: the Kupuri Beach Club. The 11 villas featured on this site are bookable through Villa Experience as fully staffed luxury rentals.
Where is Kupuri Estates exactly?
Inside the broader Punta Mita gated peninsula, about 45 minutes north of Puerto Vallarta International Airport (PVR) by road. The Kupuri community has its own gated entrance and its own private resident beach club on the Bay of Banderas.
What's the difference between beachfront, second-row and hillside villas?
Beachfront villas open directly onto the sand. Second-row villas sit one or two rows back among palm gardens (typically larger lots, more privacy, ocean views from upper floors). Hillside estates are perched above the community with elevated panoramic views. Crucially, all three categories share the private Kupuri Beach Club, so beach amenities are equally accessible from every villa.
What is the Kupuri Beach Club?
The private resident beach club for the Kupuri Estates community — oceanfront pool, beachside restaurant and bar, cabanas and loungers with daily beach service, kayak and SUP rental, kids area, sunset bar terrace. Access is exclusive to Kupuri residents and their guests; it's included in every Villa Experience rental for the duration of your stay.
Do the villas come with Punta Mita Premier or Golf membership?
Most do. Membership opens up the peninsula's other beach clubs (Pacifico, Sufi Ocean Club, El Surf, and — subject to availability and resort fee — Sea Breeze at St. Regis) plus tee times on the two Jack Nicklaus championship courses, Pacifico (home of the Tail of the Whale island green) and Bahía. The exact tier (Premier vs. Golf) and inclusions vary by villa and season — please ask your Villa Experience reservation specialist for the specifics that apply to your villa and dates.
Which other beach clubs are on the Punta Mita peninsula?
Pacifico Beach Club (the social anchor — two pools, Navi Spa, daily food and bar service, fairway views), Sufi Ocean Club (cliff-top Banderas Bay views, saltwater pool, daybeds), El Surf (surf-shack menu, La Lancha views, late hours Thursday–Sunday), and Sea Breeze at St. Regis Punta Mita (luxe daybeds, butler service, surf and snorkel center). Access varies by membership tier — Sea Breeze typically requires availability + a resort fee even for members. Your reservation specialist will lay out which clubs are included with your specific villa.
How do I book a villa?

Is staff always included?
Yes. Every Kupuri Estates villa comes fully staffed: private chef, kitchen steward, butler, daily housekeeping, and a concierge. Service runs 8 AM to 8 PM with a surcharge for hours outside that window.
What about food and groceries?
Your chef plans meals based on a pre-arrival questionnaire. Groceries are billed at cost plus a small shopping fee — typically USD $40–50 per guest per day, though it depends on your menu preferences. The Kupuri Beach Club restaurant is also available for in-club dining.
Are the rates inclusive of tax?
No — listed nightly rates exclude Mexico's 19% lodging tax and any service fees. Final quotes include all costs.
Can the villas host events or weddings?
Many of them, yes. Larger Kupuri villas regularly host milestone events, weddings, and corporate retreats; the Kupuri Beach Club can also be programmed for private events with the community's approval. Your concierge handles event coordination — catering, bar, music, décor — billed separately.
What's the cancellation policy?
Standard policy: 50% deposit secures the dates; balance due 60 days before arrival. Cancellation 60+ days before arrival forfeits 25% of total; cancellation inside 60 days forfeits 100%. Travel insurance is recommended.
Can I bring my dog?
Pets are not allowed in any Kupuri Estates villa. Your concierge can recommend trusted pet-sitting options in Puerto Vallarta or Bucerías.
What about airport transfers?
We coordinate private SUV or van service from Puerto Vallarta International Airport. The drive is approximately 45 minutes, billed separately at standard regional rates.
